Sharing responsibility in rental housing

Taking good care of your apartment and keeping an eye on the apartments and the residential building’s condition is your responsibility as a tenant. Inform us about any faults or defects immediately.

Responsibilities of the lessor

  • External walls, dents and cracks in load-bearing structures, balconies
  • Heat insulation, wet room moisture barriers
  • Entrance door malfunctions or structural defects, lock, door closer and hydraulic door closer, doorstopper and doorstopper hook, doorbell (on a case-by-case basis)
  • Structural defects of external and internal window frames, fittings and repair and painting of other equipment
  • Maintenance of the entrance door of the apartment
  • Letterbox, doorplate
  • Structural defect or malfunction of the balcony door
  • Balcony glazing installed by the company
  • Structural repair of the apartment
  • Venting and adjustment of the radiators
  • Repair and maintenance of radiator valves
  • Adjustment and repair of outlet vents as well as cleaning and filters of ventilation ducts
  • Repair of fitted lights and their lamp covers (on a case-by-case basis)
  • Repair of power sockets and switches
  • Repair and maintenance of the cooker and fridge
  • Repair and installation of the cooker hood
  • Repair and replacement of faucets, replacement of shower hoses (on a case-by-case basis)
  • Pipe leaks
  • Unclogging sewer blockages (the tenant will pay if responsible for the blockage)
  • Water seal and floor drain
  • Toilet repair (on a case-by-case basis)
  • Repair of sauna benches
  • Repair of wet space wall surfaces and sauna paneling
  • Repair of the sauna stove
  • Fences, public outdoor storages, shelters and communal spaces
  • Smoke detector

Responsibilities of the tenant

  • Lubricating door hinges and locks
  • Repair and replacement of window weather stripping
  • Cleaning of the outlet vent
  • Cleaning make-up air vents as well as cleaning and changing the filters
  • Cleaning the filter for cooker hoods
  • Washing shower heads
  • Cleaning the condensers of refrigeration equipment, defrosting the fridge and cleaning the fridge drain pipe
  • Keeping the back of the fridge and stove clean
  • Purchasing and replacing fridge and oven indicator lights
  • Changing sauna stones for the apartment sauna
  • Purchasing and replacing lamps and fluorescent tubes and the purchase and replacement of starters for fluorescent lamps
  • Purchasing and replacing the fuse
  • Purchase of aerial connection cables
  • Changing smoke detector batteries if needed (depends on the model)
  • Keeping the balcony clean and cleaning balcony drainage holes
  • Cleaning and maintenance of garden area belonging to the apartment
  • Cleaning, snow ploughing and anti-slip treatments of the front door areas of terraced houses
  • Cleaning water seals and floor drains during the tenement
